What tenants pay
Two things: your monthly rent, and one booking fee.
Monthly rent. The price shown on the listing is what you pay each month. It's all-inclusive — electricity, water, heating, building and service charges, Wi-Fi and furniture are already in the figure. There are no separate bills to set up and no second invoice at the end of the month.
Monthly rents on LuxFlat Direct currently range from 3 600 € to 9 000 € depending on the type of home, the neighbourhood and the length of your stay.
Booking fee: 20% of the first month's rent. Paid once, at booking. On a 4 000 € apartment, that's 800 €, one time. You never pay it again — not monthly, not on renewal, not if you extend your stay.
That's the part worth understanding. A traditional agency commission is charged as a percentage of rent, and can be charged again each time a contract renews. The LuxFlat Direct booking fee is a single charge tied to one booking. After it's paid, your monthly cost is the rent and nothing else.
