What tenants pay

Two things: your monthly rent, and one booking fee.

Monthly rent. The price shown on the listing is what you pay each month. It's all-inclusive — electricity, water, heating, building and service charges, Wi-Fi and furniture are already in the figure. There are no separate bills to set up and no second invoice at the end of the month.

Monthly rents on LuxFlat Direct currently range from 3 600 € to 9 000 € depending on the type of home, the neighbourhood and the length of your stay.

Booking fee: 20% of the first month's rent. Paid once, at booking. On a 4 000 € apartment, that's 800 €, one time. You never pay it again — not monthly, not on renewal, not if you extend your stay.

That's the part worth understanding. A traditional agency commission is charged as a percentage of rent, and can be charged again each time a contract renews. The LuxFlat Direct booking fee is a single charge tied to one booking. After it's paid, your monthly cost is the rent and nothing else.

What's included in the rent

Every listing on LuxFlat Direct is all-inclusive. That covers:

Electricity.
Water.
Heating.
Building and service charges.
Wi-Fi. Connected and working on day one.
Furniture. The home is fully furnished and ready to live in.

For a stay of a month or longer this matters more than it first appears. Setting up utility contracts in Luxembourg for a short period is slow, occasionally impossible, and usually carries connection and closure fees on both ends. Building charges in a standard lease are often billed separately and settled annually, which means a bill arriving months after you've moved out. Neither applies here.

What landlords pay

No ongoing commission on your rental income.

LuxFlat Direct charges a one-time service fee of 20% of the first month's rent when a tenancy is confirmed. That's the entire cost. From month two onward, you keep 100% of the rent.

What that means in practice:

Nothing is taken from your monthly income. The fee is charged once, against the first month, not deducted from every payment.
